Five Tips for Home Buyers Get the most from your purchasing power. 1. Know What You Can Afford The initial step is to determine your budget. A visit to a mortgage professional or your financial institution is time well spent before you start looking at houses. They can help you determine the amount of mortgage you can afford based on your income and other obligations. Add to that the amount you have available for a down payment and it is easy to determine a price range for your new home. With a mortgage commitment or pre-approval from the lender in your pocket, you are ready to start looking at properties. 2. Make Your Wish List Make a wish list of the essential features you want in your new home. Be as detailed as you like, but think about how the essentials fit your lifestyle. For example, a beautiful garden is wonderful to enjoy but it can demand a lot of work: would you have the time, energy or interest to devote to it? Once you have your wish list compiled, rank the features from most to least important to help focus your ideas and define what you want. 3. Communicate Your Expectations Your time is valuable - why spend it looking at houses that don't have the key features you want?
